Every lot gets the four reads a builder does by hand, run in advance. That surfaces the lot split, duplex, teardown or infill others overlook, and exposes the creek, floodplain, missing frontage or dead building envelope that turns a promising parcel into a wasted afternoon.
The zoning ordinance, cited
Setbacks, minimum lot width, allowed uses, all read from the actual county code, not a national approximation. Each rule points back to the section it came from. Where a standard couldn't be confirmed, it's marked unconfirmed, never guessed.
The parcel's real geometry
Measured building footprints and road frontage, so "you could split this lot" means it physically fits, with a buildable envelope on the far side, not just that the acreage is large enough on paper.
The environmental overlays
Every lot checked against the FEMA flood maps and the resource-protection, wetland and waterbody layers. A "clean" half-acre that's two-thirds inside a protected buffer gets caught here, before you drive out to it.
Whether it actually pencils
Every deal is priced against sold comparables current within six months, and run through the same value model that flagged real below-basis buys in our backtest. The question isn't "is this a lot." It's "does this project make money for you."

The estimator sees only sales that had already closed on the buy date. When it says a property is priced well under its neighborhood basis, it shows the comps, the spread, and what you still have to confirm.
Case on file · public recordIn February 2022, 2208 5th Ave in Richmond's Highland Park sold for $75,000. Buildable's model, using only sales already on the books, valued it at $271,535 as-is. Twenty months later it resold for $420,000. The claim is that the entry was underpriced, and the flag proved it.

Every property in five metro localities that was bought and resold, replayed through today's estimator, shown only what was knowable on the buy date. Did the buys our math flagged as below-basis go on to make money, beyond what the rising market handed everyone?
This is a historical backtest of the pricing signal, not a promise of returns. Figures cover the flip channel and describe other buyers' outcomes on deals Buildable's math would have flagged. Profit is gross, measured against below-basis entry, not a predicted exit. Splits, redevelopment and ground-up projects are evaluated separately, on cited ordinance and measured geometry.
It tells you what it doesn't know.
A lead-gen tool is rewarded for showing you more. Buildable is built to show you less, and to be honest about the edges, because a wrong "strong" costs you a wasted week and your trust.
Unconfirmed is labeled, not guessed. Where a locality's ordinance couldn't be pinned to a citation, the rule is flagged, never filled in with a neighbor's number.
"Verify on the ground" is a real answer. When the data can't settle it, the parcel says so instead of manufacturing confidence.
